Behind on the mortgage is not the same as posted. You missed payments. The servicer may have sent default letters. The clerk packet may not exist yet. That is the file we actually close.

People wait because they think they will catch up. Some do. Most do not. Fees start. Then a notice of sale. Then the first Tuesday. “I’ll sell if it gets that far” is how the out dies.
