Texas notice of default or acceleration
In Texas this letter is often “notice of default,” “notice of intent to accelerate,” or a demand that you pay the arrears. It is not the 21-day notice of sale yet. It is the servicer putting the loan in default and starting the fee stack. You still own the house. You are still the seller.
People file it with the junk mail. Then the substitute-trustee notice shows up and the first Tuesday is on the page. A short sale started after acceleration is already late. Cash can still fit if the payoff works. Waiting for “review” is how the clerk packet gets filed in Fort Bend.
