You got a Texas notice of sale

A notice of sale (often “notice of substitute trustee sale”) is the calendar. In Texas the sale is the first Tuesday. The posting is public. In Fort Bend we publish that clerk archive at public foreclosure sales — not as a listing by us, not as a bid desk.

You still own the house. The trustee does not need your permission. Servicer “review” does not automatically pull the date. People treat the envelope like junk mail. It is the date.

If you want to sell in that window, bring the notice. We will tell you if a purchase can still close. We do not stop the sale. We do not promise the lender will waive a deficiency.
