Someone take over the mortgage
The search is “take over my mortgage,” “buyer takes over payments,” “sell the house with the loan in place.” That structure is a subject-to purchase: we buy the house, the existing loan may stay in your name, we make the payments. The servicer did not have to like it. They can still accelerate. This is not an assumption. This is not a rescue.
It is also not the default path once a Fort Bend sale date is on a notice. Subject-to is slow to paper and easy for a lender to call. If you are posted, cash or a short sale is usually the file that can still fit. If you are behind but not posted, we will say whether subject-to is even on the table for that loan.
