What happens after the sale is called
After the trustee sells it, you are not the seller. The house belongs to the lender (REO) or to a bidder. Surplus, if any, is not the check people imagined. Fees already ate it. A deficiency can still follow you.
That is why a clean sale before the date matters. We buy while you still own it. We do not buy “from the bank” unless the bank already owns it — a different deal. What the auction does to your equity.
