The old pitch was last-minute strategies to halt the sale. That is not this site. We do not halt a Texas foreclosure sale. We buy the house, if the numbers still work and you still have title.

Last-minute is when the short-sale out is already dead and a cash payoff may not clear before the first Tuesday. Denial burned the weeks that mattered. The trustee does not need your permission. A Fort Bend clerk posting is the calendar, not a warning you can ignore until Monday.

If you still own it and you want to sell, bring the notice date. We will tell you if a purchase can still close. If it cannot, that is the truth. Hoping is not a payoff. When it is too late. You got a notice of sale.

What the statute actually says

There is no last-minute “halt” in the chapter that runs the sale. Property Code § 51.002(a) says the sale “must be a public sale at auction” on the first Tuesday. Notice must already have been given at least 21 days before — § 51.002(b).

Limited rescission of some nonjudicial sales exists in § 51.016. That is not a strategy we run, and it is not a promise. We buy if you still have title and the numbers still work. We do not halt the sale.

If you own a house in Fort Bend County and you are behind, in default, in loss mit, listed as a short sale, or already posted, hope is not a payoff. The trustee does not need your permission. A sale you still control is the out.

Fort Bend County sits in Fort Bend County. The best purchase is the one that starts before the Fort Bend clerk packet. Once it is posted, Texas still calls the sale on the first Tuesday. A notice of sale means the 21-day window is already running. Servicer “review” does not automatically pull the date.

People here tell themselves they have equity, so the auction will cut them a check. The lender stacks fees. The trustee takes costs. What comes back is often little or nothing. Sometimes you still owe. Do not count on a courthouse check.

You do not have to fix it, stage it, or pretend it is a normal listing. Foundation, roof, insurance claim, stuff in the garage — we look at the house as it sits and the loan as it sits. As-is is not a way we “stop foreclosure.” It is how a sale can still happen when the house and the timeline are ugly.

If the payoff works, that can be cash. If you owe more than it will sell for, that is a short sale — still a purchase from you, still as-is, still with a lender who has to agree to the number. Listing it first to “test the market” often burns the weeks a short sale needed.

Too late to sell is after the trustee has sold the house. Until then you still have title. That does not mean you have time. A short sale started the week of the sale is usually already dead. Cash might still fit if the payoff works and there are enough days to close. “Stop foreclosure” is not what we do.
