How we buy
We buy Houston-metro houses from you. We are the purchaser, not your agent. Cash if the numbers work. A short sale if the lender has to take less than you owe. Subject-to only if that structure is on the table.
Cash
If the numbers work, we buy for cash. You are the seller. We (or our entity) are the buyer. Close on a purchase, not a rescue.
Short sale
If you owe more than the house will sell for, the lender has to approve a payoff below the balance and release the lien. Title is still yours until we close. We negotiate our price as the buyer. We do not buy “from the bank” unless the bank already owns the house.
Subject-to
Only if that structure is actually on the table and you understand the loan can stay in your name and the lender can accelerate. Not the default path. Not help.
How this works
A short sale is a purchase from you. The lender has to agree to a short payoff; we negotiate that price because we are the buyer on the contract. If we assign the contract later, we are still the buyer on the paper. We do not represent you.
